The Fields Parade project commenced in July 2014 which involved the reclad of ten townhouses located in Albany, Auckland.
The remedial works consisted of the following:
- Removal of the existing monolithic cladding
- Removal and refurbishment of all windows
- Replacement of rotten timber and recladding with a cavity and RAB system with fibre cement weatherboards
- Extension of roof eves
- Rebuilding and waterproofing internal decking areas
As the construction works proceeded, our team also found and resolved unforeseen fireproofing issues in several units. In addition TBS Remcon provided cladding solutions where building constraints dimensionally challenged a traditional cavity system.
Each townhouse was scaffolded to allow safe access to the workface. Since the structure was so badly deteriorated, propping was required to maintain safety during reconstruction. The logistics were a challenge as delivery vehicles moved in and out of the construction site due to the narrowness and steepness of driveways. Our team were also faced with the challenge of managing the safety of owners and contractors, in what would have been an unfamiliar commercial construction environment, as they came onto site.
