In September 2013, TBS Remcon Ltd was awarded the contract to complete the remedial works on Hobson Gardens Apartments located in Auckland’s CBD.
This was a leaky building project which required a full façade replacement of the multiple-story, two tower complex including replacement of windows, wall framing and lining and balcony doors. The remediation consisted of full containment and scaffold access. Loading bays were also installed for the materials to be craned onto each floor level and then transferred by hand to the workface.
Our team replaced the façade with a fully integrated rain-screen metal pan system. In addition, the existing steel studs were retained wherever possible and treated with a rust inhibitor and new studs were installed where the rust was deemed too advanced.
The highly congested city environment presented a number of challenges with traffic management and moving materials. We were also faced with the technical challenge of fitting a factory manufactured metal pan system to a structure whose vertical and horizontal alignment varied quite significantly which meant many of the metal pans had to be remanufactured based on site dimensions as the original as built survey was incorrect.
As the building was progressively remediated each floor was handed back to the Body Corporate for re-occupation.
