The Hotel DeBrett Project involved the seismic strengthening of an approximately 16 metre high brick chimney within the historic heritage hotel located in Auckland’s CBD.
Specifically the project involved:
- Interior strengthening using epoxy anchors to attach the bricks from the chimney to a central concrete core
- The adjacent wall also required strengthening by attaching it to the concrete wall behind
- Removal of the corroded steel reinforcement and spalled brick work to the exterior chimney
- Structural strengthening of the chimney
This project brought a number of challenges to the team, particularly as they were working in a functioning boutique hotel restaurant during operating hours. As such, it was essential for the team to ensure that there was minimal disruption to guests and staff.
To minimise dust in the area an eight metre curtain was manufactured to surround the works in addition to a dust control system which was used to control dust created from drilling into the bricks. All of the reinforcing work was done by abseiling from the existing steel rafters as the hotel did not want a fixed scaffold inside the restaurant and functions centre. In addition, we were only able to access the work area from the glass roof which required an external complex scaffold truss system to be developed.
