The Project

The Mountain Road Apartment project involved the remediation/ recladding of a 99 unit apartment complex including 4 x 4 storey buildings and also a single storey gymnasium.

The project allowed for construction to occur in partially concurrent separable portions allowing partial occupation of the complex as work progressed.

The original scope of work was to include scaffold and shrinkwrap of the buildings in a staged fashion. Remediation work was to include:

  • Deconstruction of the existing monolithic cladding
  • Partial timber replacement
  • RAB and cavity installation
  • Replacement of the exterior aluminium windows, doors and reconstruction of decking amd balustrades.

The replacement cladding to be used was Nu-wall Aluminium which involved very tight construction tolerances.

Throughout the deconstruction of ‘Building 1’, it was discovered that the roof was extensively damaged, and the extent of timber replacement was much greater than originally scheduled. TBS was then requested to reprice the project allowing for the replacement of the roof on each building. Additionally it was discovered throughout interior reinstatement that the complex was not compliant with the building code in respect of passive fire requirements. Essentially then the scope of the contract grew to include what became almost a complete rebuild.

Throughout remediation works TBS Remcon worked closely and collaboratively with the Principal and Engineer in overcoming additional and unforeseen issues in relation to the passive fire compliance and structural integrity of the buildings. This resulted in the contract converting to ‘open book’ and TBS working in full cooperation, transparency and trust with the Principal and Engineer on a ‘best for project basis’.
